The first homes at a massive mixed-use development in Mission Valley have been sold, signaling the demand to live closer to downtown San Diego and nearby attractions. Ten of 15 town homes built by Shea Homes San Diego under the Origen brand were sold last weekend, one week after the housing project's debut.The town homes, near Friars and Mission Center roads, are the first structures to rise from the ground at Civita, what will be a 230-acre development of living and business space developed by Sudberry Properties.

"Consumer response to the architecture and vertical styling of Origen has been tremendous," Vanessa Linn, Shea's vice president of sales and marketing, said in a statement. "But the common theme we’re hearing is the desire to be close to everything, to the work centers in downtown and Mission Valley, as well as the cultural attractions of Balboa Park and the Gaslamp Quarter."

There are two main offerings from Shea:

•?Origen socialGarden will offer a total of 127 town homes ranging 1,390 to 2,110 square feet and will be interspersed by 12 landscaped courtyards and gardens. Prices start at $411,900.

•?Origen skyLoft will offer 73 town homes ranging 1,452 to 1,760 square feet. Prices start at $436,900.

Rentals are coming soon to Civita. Leasing at Circa 37, an apartment neighborhood by Sudberry, will start in January. Rents are expected to be about $1,500 to $3,000 a month.
